The Mustard Seed Project was founded by Edie Morgan in 2006. As an experienced long-term care social worker, she found her true mission – help the elders of Key Peninsula age in place. In 2007, The Mustard Seed Project of Key Peninsula (TMSP) was incorporated to meet those needs, with fiscal sponsorship from the Franciscan Foundation, and a generous start-up grant from the Foundation’s parent organization, Catholic Health Initiatives. After 15 years of hard work the Mustard Seed Project has become a reality. Korsmo is the General Contractor and Tunista is one of the main subcontractors.

Mustard Seed Project is located on a 5 acre site across the street from the Mustard Seed office. There is going to be three entrances to two assisted living homes and one memory care home. Each area will have ten studio apartments, so room for 30 residents. The surrounding land will be both garden like and park-like for the residents and the community to enjoy.

One of the biggest challenges of the site is the soils conditions of the existing ground. After Tunista and Korsmo broke ground in November it was quickly discovered that something needed to be done to provide a stable foundation for the new building. Tunista, Korsmo, design team, and the owners all came together to come up with a solution to fix this problem. The solution wasn’t just one idea, it was a combination of ideas to give the owner a quality product at the best price. CTB was used for the main building pad and additional over excavation and structural fill under footings.

The project consists of first installing TESC measures including a temp pond and storage tanks for storm water storage. Then Tunista started with clearing and grubbing of the existing site to remove trees, shrubs, and other vegetation. After this was complete Tunista prepared the building pad area in preparation for structural excavation. Tunista will be completing all installation of major utilities including storm, water, and sewer. After Korsmo has completed most of the building components Tunista will finish the project by completing all fine grading activities for concrete, asphalt, and landscape areas. Tunista is managing subcontractors for the installation of the septic system, asphalt paving, landscaping, and striping parking lot signage. Through careful planning and communication the project will be delivered on time and on budget.
